Scenario: how it plays out
- Register the property as a Rental source: address, tenant, monthly rent.
- Record rent received each month (or import your bank statement — the tenant's DuitNow line is recognised).
- Scan repair receipts, assessment bills, insurance — the allowable/non-allowable category is chosen for you; loan principal is kept apart.
- Tax season: HK-4 and the form boxes are ready; the audit pack holds every receipt for that property.

Repairs vs renovation — what is the difference for tax?
A repair restores the property to its original condition and is deductible; a renovation/upgrade adds value and is not. The rental categories in the app keep them apart.
