The break-even month
Break-even month = switching costs ÷ monthly saving, rounded up. If you plan to sell or settle the home before that month, refinancing may not be worth it.
Switching costs usually include legal and valuation fees, stamp duty on the new loan agreement and any early-settlement penalty — check your bank's offer letter.

Frequently asked questions
Why is the interest saved large but the monthly saving small?
Because interest savings add up over the remaining tenure. Extending the new tenure lowers the instalment but can raise total interest — compare both.
Is this advice to switch banks?
