Work out stamp duty & other costs in the RPGT & stamp duty

What is compared?

The buyer pays the deposit, purchase costs (stamp duty, legal fees), the instalment and maintenance; their net worth is the property value (growing at your assumption) minus the loan balance.

The renter invests the deposit and purchase costs they did not spend, then each month invests the difference between the buyer's outflow and the rent (or draws it down when rent is higher). When both paths cost the same, there is no break-even year.

Purchase costs & RPGT

Transfer and loan-agreement stamp duty can be worked out in our RPGT & stamp duty calculator (rates sourced from HASiL), then entered here as purchase costs.

Frequently asked questions

Why does the answer depend on assumptions?

Home price growth, rent increases and investment returns are not known in advance. Try a few values to see the range of outcomes — there is no single answer for everyone.

Is this advice to buy or rent?

No. It is information for comparing your own assumptions, not financial advice.

Are my numbers stored?

No. The calculation happens in your browser; no numbers are sent or stored.
