How is a home loan instalment worked out?
Home loans in Malaysia are calculated on a reducing balance: each month interest is charged on the amount still outstanding, and the rest of the instalment reduces the principal. Early in the tenure most of the instalment is interest; towards the end almost all of it is principal — the amortisation schedule above shows that shift month by month and year by year.
The real interest rate is the current base rate plus your bank's margin (floating package) or the fixed rate offered — the default rate here is only an example to start from. Legal fees, stamp duty and insurance can be added to see the overall cost.
Extra payments & DSR
Paying a little more each month reduces the principal sooner, so the interest in the following months is lower — the calculator shows the interest saved and how many years earlier the loan ends. Check with your bank that extra payments go straight to the principal.
DSR (debt service ratio) is your total monthly instalments — including this loan and other commitments — divided by your monthly income. Each bank sets its own DSR limit by income level; enter your income and other commitments to see an estimated DSR before meeting the bank.

Frequently asked questions
Will these figures match the bank's offer?
Almost — the same reducing-balance method is used, but the bank calculates with its real rate, disbursement dates and rounding, and may add insurance or fees. Use this calculator to plan and compare; the bank's offer letter is the final figure.
How much deposit is needed?
The financing margin depends on the bank, the type of property, how many home loans you already have and the current guidelines — the calculator lets you change the deposit percentage and see the effect on the instalment and total interest.
Can home loan interest be claimed as tax relief?
It depends on LHDN's relief table for the year of assessment and its conditions (for example a first home bought within a set period). Check the current list on our tax relief page — it updates itself from the official table.
